OUR FEES

   

We charge 3%, of the total purchase price, or a minimum of 1000 Euro, payable upon signing the preliminary contract. This is cheaper than most agents. We believe you are in good hands and this, we are confident, reflects in our service that you will receive.

   

Registration of Bulgarian company - € 600. Establishment of a company will take about one month, after this period we will be in the position to finalise any purchases. You can proceed with transactions during the establishment period of the company as prior to this you will have completed a preliminary contract which will secure your purchase. If you require your company to be established sooner than one month, please speak to our lawyer.

   

Company Re-registration Deadline is June 2010. RE-Registration cost € 150. which includes all fees, taxes or charges for documentation application and collecting for the complete re-registration process. The charges are only applicable if you are personally in Varna, Bulgaria and we complete the process in your presence. If your company or you are not present in the trade register in Varna one shall incur extra charges for either us to be present or send the documents to you.

Who or which companies need to re-register? Every company registered before 1st of January 2008 needs to re-register before June 2010.

How does one know whether they need to re-register? Please provide us with your Bulstat Number also known as company number and we would be happy to help you with the information.

   
   

Annual accounting for EOOD or OOD starts from - € 150. includes preparing and filing of your annual company and tax returns online as now required by the Bulgarian Law.

   
   

Power of attorney - € 300. A power of attorney is required to sign the final contract upon completion if you are not present. This involves appearing before the notary in the region that you have purchased your Real Estate. It also allows your POA to withdraw the outstanding funds from your bank account. However we do require faxed confirmation on the day of the withdrawal from the stipulated bank account only.

   

Government and notary Tax- is between 3-4% of the total purchase price and calculated based on a special schedule on a case-by-case basis. This is paid on completion.

Please note that the reason we have to charge VAT is due to the size of our company and it’s related turnover, and whilst this small additional cost may seem to make the purchase through Sheen Ltd more expensive, the reality is our fees are amongst the lowest in Bulgaria, and you have peace of mind that you are dealing with a reputable well established company which is providing you with a stress and hassle free purchase.

Some people prefer to bring cash with them to set the buying process in motion. The maximum amount of cash each individual can bring without declaring it is 8000lev (roughly £4200 or €4000).
