WHY INVEST IN BULGARIA?

LANDSCAPE

Warm sunny beaches and cool alpine mountains. Fresh air, pure water, virgin forests. Its Eastern border is formed by the beautiful Black Sea Coast. A country of outstanding natural beauty. The environment remains unspoilt and is incredibly varied. Breath-taking nature. Mountains, valleys, woods, vineyards, lakes, rivers, the sea – a feast for the eye.

WEATHER

Over 150 days of sunshine a year, with average summer temperatures of 26ºC and occasionally climbing to a sizzling 35 ºC. Bulgarian is a country that not only has weather comparable to Spain and other top holiday destinations, but also property prices are less than a quarter of their Spanish counterparts.

POLITICAL STABILITY

Bulgaria is the symbol of stability throughout the Balkans. Bulgaria is a politically stable “bridge” between Europe and the Far East. Located in immediate proximity are Bosnia, Kosovo, Macedonia and Turkey, which following the suffered military and natural cataclysms, now represent markets with great demand for infrastructural equipment and services, industrial and consumer goods. Bulgaria avoids conflicts and extreme political acts. To a large extent, this contributes to the political stability on the Balkans.

RELIGION

Full freedom of the religious denominations is proclaimed in the Constitution of the Republic of Bulgaria. Eastern orthodox Christians – 6,678,219 citizens; Islam 966,087 citizens, other religions – 17, 030; without any specific religious denominations – 316,310. There is peaceful coexistence of different nationalities and cultures.

JOINING THE EU

Spring of 2005 Bulgaria signed the European Union accession agreement, and 1st January 2007 it became a full member of the EU. It is a full member of the NATO. Today, the country is a unique opportunity for speculative real estate investments. The country’s upcoming accession to EU, the “big bang” of real estate prices during last two years, the sustained growth rate, as well as intensive property construction represents the best entry point for local market. For a country that only 15 years ago was still a "People's republic", Bulgaria has made remarkable progress.

HISTORY

An ancient country, rich in history and a circuit of civilization exists in the territory of Bulgaria.

CRIME

Bulgaria has a very low level of crime rate.

LOCATION

Flights are only 2.5 hours to 3 hours from UK or Ireland. Low-cost airlines are entering the market at a faster pace and number of direct flights is on the increase. Wonderful option to travel by car across Europe.

THE BLACK SEA

Bulgarian Black Sea coast has quietened down a bit since its hey-day in the 1970s and 1980s, when it served as a playground for the entire Eastern bloc, but it still is a magnet for hundreds and thousands of Bulgarian and foreign visitors. The 380 Km of beaches is amongst some of Europe’s cleanest and safest. Many of them have been awarded prestigious “Blue Flag” status.

LIVING COST

Various restaurants with good quality and inexpensive food. The cost of living is significantly lower than other European countries, with a dinner for two costing about 7 Euros (£5) and a pint for 0.70 Euros (50p).

SKIING RESORTS

A number of excellent skiing resorts i.e. Borovets, Bansko, Pamporovo and many others. All these have high skiing slopes and have seen a massive investment in new prestigious hotels and recreational facilities.

SUPERMARKETS

Variety of supermarkets, hyper markets and techno markets, including famous European chain stores.
Big car market consisting of both new and second hand automobiles from Germany, France and Italy.

Supermarket chains, hypermarkets and retail outlets • Food hypermarkets: Billa, CBA, Kaufland, T-market, Mercator, Tempo, Lidl (soon), Penny Market, Plus, Hit, Ena • DIY hypermarkets: bauMax, Praktiker, Mr. Bricolage • Carrefour • IKEA (soon) • METRO

PREFERRED TOURIST DESTINATION

Bulgaria has turned into a well-known tourist destination. The affordable, high quality sea-side and winter resorts qualify as the third most preferred destination for British tourists following Spain and France. Sunny and moderate climate of the country makes it attractive both in summer and winter months.

PROPERTY AND LAND PRICES

Land prices are flying, with average cost of land on the Black Sea Coast at 150 Euros per sqm, which is predicted to rise over 400 Euros in the next 3 years. Property prices in Bulgaria are expected to rise between 20-25% this year. In the first three months of 2006 prices went up by 4.7%. Nearly four to five times more buildings were constructed in Bulgaria, compared to that of the previous year.

BULGARIAN PEOPLE

Bulgarians are warm and hearty people, renowned for their hospitality to foreign visitors

MINERAL SPRINGS

Bulgaria’s 550 mineral springs are said to cure bronchial asthma, various conditions of the respiratory tract, cardiac and vascular diseases, liver and urological problems, the reproductive systems and the disturbances of the reproductive systems, and etc.

ROSES: BULGARIA’S GOLD

Lying midway between Sofia and the coast, Valley of Roses (Rozovata dolina) is perhaps the most over-hyped region of Bulgaria. The area produces 70% of the world’s attar – or extract – of roses. The rose bushes (covering over 14,000 acres) are allowed to grow to head height, and are harvested during May between 3am and 8am before the sun rises and evaporates up to half of the oil.

 INVESTMENT

Excellent returns on investment 25 – 30% rise in the prices of real estates per year. Highly profitable rental returns are achieved through holiday rentals. Bulgaria has to offer many business opportunities, you only have to seize them.
