The city of Smolyan is situated in the heart of the Rodhope mountain in southern Bulgaria. It will charm you with its unique combination of natural beauty and city life comfort. From here you will be able to enjoy the countless natural sites scattered throughout the surrounding mountains and those of you who love winter sports can visit the biggest ski resort in Bulgaria Pamporovo, which is only 15km away. Despite its small size Smolyan benefits from its status of regional administrative center in every aspect all administrative buildings are concentrated here, the biggest hospital, regular bus connection with the biggest cities (3 and a half hours away from Sofia) and all the small things that you may need.

Next to the town of Smolyan, within Padaloto site is the complex. The complex provides the tranquility and solitude of the home coziness combined with the proximity to a great number of nature beauty spots, resorts, architectural and ethnographic preserves. Only 10km away is the resort of Pamporovo and the future tourist and sports centre Perelik. The ski lift station Smolyanski ezera is located 5km away. The complex is only 80km away from the beaches of the Aegean Sea coast.

There is a lift station 5km away from Padaloto, which can take you up to the foot of Snezhanka peak - 1926m. Eight ski tracks on a total length of about 24km awaits you there. They provide the best conditions for advanced skiers as well as for beginners. You can make the best of the wonderful entertainments and relaxation conditions offered by one of the common ski resorts in Bulgaria - Pamporovo.
The complex is situated on an area of 5600sq.m where on a total build-up area of
7188sq.m four separate edifices could be found.

They consist of:
Two-bedroom apartments, from 50sq.m to 65sq.m - premises can be connected
Three-bedroom apartments - each on 120sq.m
A ground floor dinning place situated in block 4, accommodated with a separate entrance

The resort is fenced and accommodated with a checkpoint and around the clock security guard. There will be full-year maintenance for the communal parts of the buildings and the yard.

The resort is designed in the traditions of the Bulgarian style. The buildings have monolithic, armoured concrete construction. The exterior walls and interior partitions are made of ceramic bricks. The roof is sloped and tiled, accommodated with the requirable insulation. The facades are treated with integrated thermal insulation system and also have a coating of internal structural plaster. The lobby is stone-coated and the project provides for wooden parapets and ornamental facades. There is an elevator available in each edifice. The front yard has small stone-coated supporting walls, stone floor coverings and garden design according to a special project. A new decorative bed will be constructed for a naturally flowing small river. Restaurant- designed according to the traditions of the Bulgarian style, with a fireplace and summer garden looking towards the water surface.

20% - on signing of the preliminary contract

10% - on signing the act of ascertainment for reception suitability of the construction (Example 15)
