LUXURY APARTMENTS IN A COSY RESIDENTIAL - RESORT COMPLEX, 80M AWAY FROM THE SEA COAST

The complex is located in the southeastern part of the country -30 km from Burgas, and 18 km from The Burgas International airport.
Burgas Region is one of the most developed regions in Bulgaria. The Black Sea coastal areas and beaches with fine golden sand together with the thermal mineral springs provide favorable conditions for relaxation and recreation and for the development of
balneological and sea tourism.

The coastline in front of the complex is a guarded free beach with fine sand, about 2 km long, with restaurants, VIP sections with umbrellas and lounges, water-motor sport facilities, yacht pier. In north of the complex is the newest and largest on the Balkans Aquapark.
Within 300m of the complex there are seven hotel restaurants and food shops working throughout the year.
The region is built with low intensity coefficient /Kint.=1.2/, with modern low-floor /h=10m/ hotels and residential-resort buildings. Developed infrastructure, built after 2004.

The complex consists of two individual buildings A and B, parking lot, pool, childrens playground, barbecue, and green areas. The buildings face south the sea, and, with the chosen distances, provide the best sunshine in the premises from September to June, and shade in the south premises in the summer.

The buildings have three floors, they are 10 m high, and have a ground floor. The total residential area of the complex is 1200sq.m. The residences in each building are of three types: three-room 3, two-room 5, and one-room 2. Each building has a common warehousing premises for lounges, inflatable mattresses, bikes, and a premises for servicing of level floor one.
The design of the complex allows for around-the-year use for residence. The buildings have full outside insulation. All premises have independent air-conditioning units hot/cold. The hot water supply is done by individual electric boilers for each residence. The power supply takes into consideration the winter peak load of installation. The water pipes are insulated.
The structure of the buildings is frame reinforced steel, with non-supporting enclosing walls and internal walls filled with ceramic bricks. Each building has sixteen supporting columns and three anti-earthquake washers that secure the building for earthquakes of up to 7th degree.
The area of the complex is fenced with a metal fence of 1.80 m height. The access is limited to the owners and their guests.

Kitchenette: faience, terra-cotta, terminals for hot and cold water
Air-conditioning: independent air condition split-installations /hot-cold/ for each premises
Water supply and plumbing: PVC and poyropylene
Electric wiring: installed switches, outlets and sockets with bulbs
Cable: TV cable for each living room and bedroom, cable for telephone
Security-warning installation for each residence
Infrastructure: provided power supply; water supply, sewerage, external pool, parking lot, childrens playground, barbecue, planting and utilities as per design;

In case of additional agreement, supplied, at wish of the customer, are:
Kitchen equipment and furniture sinks, mixture batteries, cupboards, absorbents, cookers, refrigerators, etc.
Furnishing of kitchens, living rooms and bedrooms
Security contract with licensed /Signal-Security Equipment/ company
Cable TV contract.

Maintenance charges:
- In case of purchase of residence, an annual fee is agreed for subscription servicing of general parts of the complex. The maintenance charge is 7 Euro per sq. m.
- The areas include the common parts

Payment
- To reserve an apartment, the deposit is 1000Euros, and the full amount is payable a month later.
