The property is located in Village in North-East Bulgaria in the northwest part of Varna District, between the Loudogorie mountain chain and the Dobroudzha Plain. The municipality’s administrative centre is 44km from Varna city, about 30km from Dobrich and Provadia and 42 km from the town of Novi Pazar. It is situated where three plateaus meet: the Varna, Dobroudzha and Loudogorie plateaus, on flat land. The average altitude is approximately 260m.

The village has nearly 1200 inhabitants and is among the well developed villages in the area. The infrastructure of the region is well maintained thus allowing easy access to the village and the property. The distance to Varna can be easily covered in about 40 minutes. There is a fishing lake just outside the village. There are shops, a pleasant restaurant, a library / culture centre and a church.
